Has your insurance company or mortgage provider requested a tree report? We can help you with this. We know buying a house is stressful and we can help by completing your report promptly to allow you home purchase to continue without further delays.
A tree report will provide you with the information you require to know the condition of the trees. Some trees can increase a properties value, others sadly due to location, soil type, decay and growth defects can pose a significant risk. Knowing this before you buy could be useful during negotiations should significant issues be identified within the report.
This report provides basic details such as tree identification number, species, height, age and stem diameter with comments and recommendations. We would also highlight the risk of failure and a time frame to complete the works. This would also cover an assessment of subsidence and heave related impacts from a tree(s) and if required appropriate recommendations will be produced.
British Standard 5837 –
Under The Town and Countryside Act, Local Planning authorities require that all trees within 15 meters of the site are considered as part of planning applications. Whether you’re a builder, developer, home owner, architect or a landscape designer in Norfolk then we can provide you with professional consultancy advice.
By completing a survey prior to drawing up your outline or full planning we could save you time and money! This would allow us to provide your architect with the tree constraints and discuss possible conflicts to your site in the early stages and help decide on where services should be routed in accordance with National joint Utilities Group Volume 10 (NJUG10). Existing trees within your site can actually increase the property value and soften the landscape much quicker than a cleared site.
Our BS5837:2012 Tree survey will collect data on all of the trees that have the potential to be affected by the development. Trees will be individually surveyed or considered as part of a group and considered for amenity, landscape and arboricultural values and categorized within the reports survey sheet.
Within the report there are three additional parts:
Arboricultural Impact Assessment (AIA)
This part of the report is required for submission to the local Planning Authority on how the design will achieve a healthy balance between trees being retained, trees removed and trees in conflict with the planned design. This covers the following issues and gives advice on how to overcome these.
- Demolition of buildings, including concrete pads.
- Impacts on root protection areas (RPA’s).
- Soil regrading of the site.
- Boundary management.
- Foundation depths should this be required.
- Ground compaction (avoidance and management).
- CellWeb or ProtectaWeb systems.
- Tree removal and management.
- Advice on Services (underground and over ground).
- General site activities and restrictions (storage of material, buildings, site car parking area).
Arboricultural Method Statement (AMS)
An Arboricultural Method Statement is a document detailing how a particular process will be carried out. Such a statement is commonly used to describe how construction works can be carried out close to trees without causing damage to the crown or the root system. It covers installation of CellWeb, ProtectaWeb, Root barriers, Construction restrictions, Protective fencing and guidance to any contractor working within your site on information regarding methodology on carrying out works near trees. This document is occasionally required as a standalone AMS to clear planning conditions attached to your development.
Tree Constraints Plan (TCP)
This plan gives a visual aid to the main report. It will show tree locations, crown spread, root protection areas and construction exclusion zones. This will also identify areas of no dig or non-compressive surfacing areas if required. This plan is to be used in conjunction with your BS5837 tree report, AIA and AMS. From time to time this document can be required as a standalone plan to clear planning conditions.
Tree Condition Survey
A detailed tree condition survey is aimed at risk assessment and management of that risk. This is usually completed to meet the landowner’s legal obligations for “Duty of Care” which is clearly discussed within the Occupier Liability Act and The Health & Safety at work Act. These reports are usually requested by insurance companies, local planning authorities should a trees health be questioned as part of a planning application to works on a tree within a conservation area (CA) or covered by a tree preservation order (TPO). As well as private homeowners, charities, management companies, landlords, estates, council and parish lands and many more.
Our reports will inspect trees for defects or ill health, tagging and producing a site map with locations of the trees clearly identified. Record current heights, conditions, age, failure points and recommendations on potential hazards, identifying whether removal, reduction in the crown or to certain limbs, allowing for retention of a valuable tree and habitat for many years to come. This report will also allow planning schedule and budgets to be factored in across a year to allow for future yearly inspections and effective, efficient management for the future.
Tree Hazard Survey
A tree hazard survey is a basic site survey with data collected on trees that only require works. This allows for a list of works to be draw up quickly and displayed on our survey sheet in a colour-coded system for ease of use identifying tree issues and actionable hazards.
This type of report is normally requested after a significant storm or weather event which requires a list of works, prioritised and ready for a quick handover to an arboricultural contractor to use for the site.
This type of report is commonly requested to cover legal duties under the “duty of care” act where budgetary restrictions will not allow/or do not require a detailed inspection of the site recorded.
Only people of Consultancy level can carryout the above reports, where the individual has received and gained further higher training and qualifications.
